But let me explain what that actually means in real life.
The builder already has someone representing them
When you walk into a model home in Palm Bay or Viera, it feels simple.
You talk to the rep, they show you options, everything feels smooth.
But here’s what most people don’t realize:
👉 That rep works for the builder
👉 Their job is to protect the builder’s deal
👉 Not yours
And that doesn’t mean they’re bad people…
it just means you don’t have anyone in your corner yet.
So what does a realtor actually do in new construction?
This is where things get misunderstood.
People think there’s nothing to negotiate.
That’s not true.
In a lot of cases, I’m helping clients:
- push for better incentives
- negotiate upgrades or closing costs
- compare lender options (huge one)
- make sure inspection rights are protected
- catch things in the contract most people gloss over
And sometimes… it’s the small details that matter the most.
Quick example
I had a client where the builder’s lender added an extra 0.5% to the rate.
They positioned it like it was required to keep incentives.
It wasn’t.
We fixed it… and saved them thousands over time.
That’s not something you catch unless you’re looking for it.

No.
